The family loved their Southlake home and their school district, but the back of the house — a dark, dated room with one small window — had become a dead end. They wanted a true family room open to the kitchen, full of light, that didn't look added-on. Moving was off the table.
We started with a feasibility walkthrough, then drew the layout and produced 3D renders so they could see it before demolition. Structural engineering and the Southlake permit package were completed and approved first. Then a dedicated PM ran the 16-week build — demolition, foundation, framing, roof tie-in, MEP, and finishes — with daily updates.
A 420 sq ft addition that reads as original to the house: matched brick and roofline outside, continuous flooring and trim inside, and a wall of windows that floods the new family room with light. Delivered on the schedule we committed to on day one — with a written workmanship warranty at closeout.
