A second floor added to a one-story home, or an existing second story expanded. Significant structural and mechanical work; comprehensive planning required.
$60k–150k
Attached or detached garages converted into living space — home office, in-law suite, ADU, gym, studio. Insulation, climate control, code-compliant egress included.
$120k–250k
Accessory dwelling units, separate-entry guest suites, private studios. Often paired with a kitchenette and full bath. The multigenerational living solution.

An expanded primary bedroom, a walk-in closet, a larger bath, a sitting room or office adjacent — often a rear addition or a bump-out of an existing wall.
